The land at Blundells Road is located on the eastern side of the popular and historic town of Tiverton in Mid Devon. The town is extremely well located being only 3 miles from junction 27 of the M5 motorway and as a result easy access is afforded to nearby settlements including the Cathedral city of Exeter to the south and Taunton which is the County town of Somerset to the north. TOWN AND COUNTRY
The property forms part of the Tiverton Urban Extension which is an allocation within the Adopted Mid Devon Local Plan. The property has the benefit of outline planning permission for primarily residential development granted by Mid Devon District Council Reference no: 14/0881/MOUT. There is also full planning permission for the construction of the link road which runs northwards from Blundells Road to the recently constructed junction on to the A361 North Devon link road. The property that is being offered for sale comprises the first phase of this part of the Tiverton Urban Extension. The Buyer will be limited in terms of the number of dwellings to be constructed on this part of the scheme up to a maximum of 184 units. This will include 22.5% of the dwellings to be provided as affordable housing. There are various obligations under the Section 106 Agreement that accompanies the planning approval, the details of which are set out in the information pack referred to below.
The Buyer will be under an obligation to put in roads and services to the Seller’s retained land and will also be under an obligation to construct the Link road within an appropriate timescale.
